Integral Steel designed, detailed, fabricated, delivered, and installed all structural steel for the office-to-residential conversion of 2 Washington Street in Lower Manhattan’s Financial District. Developed by The Moinian Group and backed by $131.5 million in financing, the 31-story conversion transformed a mid-century office building into 345 residential rental units, with over nine floors of amenities including a rooftop pool and lounge, music studio, co-working space, and a Life Time health club. 

The structural challenge at the core of this project was adapting an existing 1970s office structure for a new residential program, requiring new framing, floor plate modifications, and amenity-level steelwork throughout, all coordinated within an occupied urban site overlooking Battery Park. Integral Steel worked alongside structural engineer McNamara Salvia, architect AKM Architects, and construction manager Collaborative Construction Management to deliver the steelwork within the constraints of an active Financial District conversion.
