Our scope: Design, Detail, Fabricate, Deliver, and Install Structural Steel
Integral Steel designed, detailed, fabricated, delivered, and installed the complete structural steel package for the adaptive reuse of the Packard Motor Building, a full-block, eight-storey reinforced concrete warehouse dating to 1931. Acquired in 2022 for $61 million by Related Fund Management, an affiliate of Related Companies (Hudson Yards), the building is being repositioned into 325,000 SF of Class A industrial, lab, and flex office space spanning the full block between Van Dam Street and 32nd Place opposite the 7 train.
Integral’s scope covered new structural framing integrated into the existing 1931 concrete superstructure, four new oversized freight elevator shaft cores, superstructure expansion and infill framing, secondary and mezzanine steelwork, and all stairs, platforms, and miscellaneous steel throughout. Every connection was bespoke-designed to the as-found concrete frame with all clashes resolved at drawing stage via a fully federated BIM model, requiring no remedial site work in the field. Fabrication was CE-marked to BS EN 1090 and AISC standards, with full mill certification and as-built documentation at handover.
The project was delivered on programme with zero non-conformances. The project team includes structural engineer Desimone and construction manager Wesbuilt.
